The closing process here is quite simple. Each builder/community has their own title companies they use.

The title company checks the title on the land when purchased and then checks the title on the home when completed before closing. The title company prepares all legal documents, deeds and such.

The mortgage company works along side with the title company and the builder receives draw from the bank. As soon as the house reaches certain steps of completion another draw is given to the builder.

When the house is completed the builder and the mortgage company will let the title company know when to schedule the closing. At the closing the builder receives the final draw on the home.

Closings can be done by mail. It's not something that we have to be involved in. The builder, Mortgage Company and Title Company do all the work and keep us informed.

New construction could be a process of four months to one year. The communities that already have inventory on hand can close in two days to one month. It depends on how they are paying, and whether they have their U.S. bank account set up when you are on your visit to Orlando it is advisable to get one set up. This will greatly quicken the process.
